There is a canal behind half the houses in Broward, the New River runs through the middle of Fort Lauderdale, and the ocean is usually at the end of the street. It is also where the building code gets serious. You are inside the High-Velocity Hurricane Zone

Broward County sits within the High-Velocity Hurricane Zone of the Florida Building Code — the strictest wind provisions in the state, shared only with Miami-Dade. In practice this affects anything touching the building envelope: windows, doors and exterior openings must carry the right product approvals, and installation details are inspected against them. Interior work is far simpler, but it is worth knowing where the line falls before you design something that turns out to need approvals.

Water is everywhere, and it works against finishes

Between the canals, the coast and the humidity, moisture is the defining technical problem in this county. Most of the failed work we get called to repair traces back to the same two shortcuts: waterproofing rushed behind shower tile, and bathrooms without genuine extraction. We build for the climate rather than against it.

Every city permits differently

Broward has more than thirty municipalities, and each runs its own building department with its own requirements and timelines. What is straightforward in one city takes longer two miles away. We confirm what your specific address and scope require before the schedule is set.

Usually not directly. It matters when a project touches exterior openings or structure. We will tell you clearly which side of that line your scope falls on.

Routinely — contractor registration, approved hours and access procedures are part of normal scheduling here.

Can you handle a rental turnover on a deadline?

Yes. Turnovers are regular work: durable finishes, tight schedule, clean handover.
