Explore serviceParkland is one of Broward’s newest and most deliberately planned cities, and it looks it: large lots, wide streets, mature landscaping and strict standards about how everything presents. Most of the housing is from the 1990s onward, which means construction is generally sound and the work is about interiors rather than repairs.
We handle kitchens, bathrooms, flooring and tile, drywall, carpentry, painting and full interior renovation throughout Parkland.
The homes we work on in Parkland
- Estate homes on large lots — generous square footage, high ceilings and big rooms that reward proper finish work.
- Heron Bay and similar communities — well-maintained developments with active architectural review and clear contractor rules.
- 1990s–2000s family homes — sound construction now reaching the age where kitchens and bathrooms feel dated.
- Newer construction — where the work is personalising builder-grade finishes rather than fixing anything.

Before you start: what Parkland homeowners should know
You are inside the High-Velocity Hurricane Zone
Broward County sits within the High-Velocity Hurricane Zone of the Florida Building Code — the strictest wind provisions in the state, shared only with Miami-Dade. In practice this affects anything touching the building envelope: windows, doors and exterior openings must carry the right product approvals, and installation details are inspected against them. Interior work is far simpler, but it is worth knowing where the line falls before you design something that turns out to need approvals.
Community standards are enforced
Parkland takes appearance seriously, and most neighbourhoods add their own architectural review on top of the city’s rules. Contractor registration, approved working hours and delivery procedures are standard. None of it is difficult, but it belongs in the plan before the first delivery.
Big rooms show poor finishing
In houses of this size, a badly cut mitre or an uneven drywall seam is visible from across the room. The scale here is unforgiving, which is exactly why finish carpentry and drywall quality matter more than the price of the tile.
Builder-grade is the usual starting point
Much of Parkland’s housing was finished to a developer’s specification. Replacing hollow doors, thin casing and basic cabinetry transforms a house without touching a single wall.
Popular projects in Parkland
- Kitchen renovations scaled to large open-plan living areas
- Primary bathroom remodels with curbless showers and large-format tile
- Upgrading builder trim, doors and casing throughout
- Stone or panelled feature walls with a linear fireplace
- Durable, good-looking flooring across large ground floors
Why homeowners here keep our number
KOZAK Ukrainian Services is family-owned. We spent more than fifteen years learning this trade in Ukraine, then rebuilt the business from nothing in South Florida after the war forced our family out. That is not a marketing story — it is why we treat other people’s homes carefully.
- One team, every trade. Tile, drywall, paint, carpentry and cabinetry in-house, so the schedule does not stall waiting on someone else.
- Daily progress photos, so you always know what happened today.
- A written, itemised estimate that does not move once work starts.
- A clean site every evening — floors protected, dust contained, debris gone.
- Licensed and insured, with a workmanship warranty behind the finished job.
