Explore serviceBoca Raton is a city with opinions about how buildings should look, and that shapes renovation work here more than most people expect. Addison Mizner’s Mediterranean Revival vocabulary — barrel tile, arches, stucco, wrought iron — still runs through the city’s architectural guidelines, and much of the housing stock was built to echo it.
We remodel kitchens and bathrooms, install flooring and tile, handle drywall, carpentry and painting, and run full interior renovations across Boca Raton — east of Federal, out in the country club communities, and everywhere between.
The homes we work on in Boca Raton
Boca’s housing divides fairly cleanly, and each part brings its own job list:
- Country club and gated communities — Boca West, Broken Sound, Woodfield, Royal Palm Yacht & Country Club and others. Many of these homes date from the 1970s through the 1990s and are now on their second or third renovation. Dated bathrooms, closed-off kitchens and heavy builder-grade trim are the usual starting point.
- East Boca — closer to the Intracoastal and the beach, with older, smaller-footprint houses, plenty of remodels and additions, and salt air that punishes cheap hardware.
- West Boca — larger 1980s–2000s subdivisions, generally straightforward layouts where opening up a kitchen or reworking a primary bath makes a dramatic difference.
- Condominiums and villas — a very large share of the market, with their own association rules about flooring underlayment, noise, working hours and elevator use.

Before you start: what Boca Raton homeowners should know
Appearance standards are real
Boca Raton pays close attention to how buildings present themselves, and anything visible from outside can attract more scrutiny than the same work would elsewhere. Interior work is far simpler, but if your project touches the exterior — stucco, openings, outdoor structures — expect an approval step.
Condo and HOA boards set the pace
In a Boca condo, the association usually has requirements on sound-rated underlayment beneath hard flooring, permitted work hours, how materials come in and out, and which days are off-limits. We read those rules before we quote, because they affect both the schedule and the cost.
Older bathrooms hide older problems
In houses of this age, the tile is rarely the only issue. Once a 1980s shower comes out, we frequently find failed waterproofing and damp substrate behind it. We would rather tell you that on day two, with photos, than paper over it.
Popular projects in Boca Raton
- Opening a closed 1980s kitchen into the living space, with new cabinetry, counters and backsplash
- Converting a dated tub-and-tile primary bath into a curbless walk-in shower
- Replacing carpet and worn tile with large-format tile or LVP through the main living areas
- Stone or panelled accent walls with a linear electric fireplace and integrated TV
- Full interior refresh between tenants or before a seasonal return
Why homeowners here keep our number
KOZAK Ukrainian Services is a family-owned company. We have been doing this work for more than fifteen years — first in Ukraine, where we learned the trade, and now across South Florida after our family had to start again from nothing. That history is the reason we are careful with other people’s homes.
Practically, it means a few things you will notice on site:
- One team, every trade. Tile, drywall, paint, carpentry and cabinetry are handled in-house, so nobody disappears waiting on another contractor.
- Daily progress photos. You see what happened today, even if you are travelling or the house is a second home.
- A written, itemised estimate. No moving numbers halfway through.
- A clean site, every evening. Floors protected, dust contained, debris removed.
- Licensed and insured, with a workmanship warranty behind the finished job.
Common questions
Do you work in gated country club communities?
Regularly. We handle vendor registration, gate access and the community’s working-hour restrictions as part of scheduling.
Our condo association requires specific flooring underlayment. Can you meet that?
Yes. Tell us the association’s specification and we will quote to it — sound-rated underlayment is a normal requirement in Boca buildings.
Can you do the work while we are up north?
Yes, and many Boca clients do exactly that. You receive daily photos, and the house is cleaned and ready before you fly back.
Do you do small jobs, or only full renovations?
Both. Plenty of our Boca work is a single bathroom, a flooring replacement or a punch list of repairs.
