Martin County keeps its own pace. Stuart still has a downtown you can walk end to end, the Lyric still puts on a show, and a great many of the houses here were built by people who expected to stay in them. That suits the way we work. Most of what we are asked to do in Martin is not a flip — it is a kitchen that has to last another twenty years, a bathroom a couple can still use at eighty, a back porch that finally gets closed in properly. A high rate of owner-occupied homes
This is not a market of investors and short-term rentals. Most people here own the home they live in, often for a long time, and they renovate with the intention of staying. That changes the brief: quality that lasts twenty years matters more than something that photographs well for a listing.
Water is everywhere — river, Intracoastal and ocean
The St. Lucie River, the Indian River Lagoon and the coast define this county. Near the water, salt air and humidity dictate material choices, and waterproofing is not something to economise on.
Outside the strictest wind zone, but still coastal
Martin County sits outside the High-Velocity Hurricane Zone that covers Broward and Miami-Dade, but this is still a coastal county with serious wind-load requirements. Anything touching openings or structure has to be specified accordingly. Interior work is far simpler.
Development is deliberately restrained
Building height and density have been limited here for decades. Practically, that means the housing is low-rise, the neighbourhoods are established, and renovation rather than replacement is how most homes get updated.
