Miami-Dade sets the toughest standard in the country
This county gave its name to the strictest product-approval regime in American residential construction. Miami-Dade sits inside the High-Velocity Hurricane Zone, and products used in the building envelope carry specific approvals that inspectors check against the installation. Interior renovation is a much simpler matter, but the moment a project touches an exterior opening or structure, the standard applies — and it is worth knowing that before the design is settled.
The age of the building decides the approach
A 1925 Grove cottage and a 2018 tower apartment are opposite problems. The first hides decades of alterations behind its finishes; the second is predictable but bound by building rules. We quote what is actually in front of us, after looking.
Humidity punishes shortcuts
Proper waterproofing under tile and genuine extraction in bathrooms are not optional in this climate. Nearly every failed renovation we are asked to repair skipped one of the two.
Access is often the hard part
